Ian Watt: Hi Good Afternoon, its Ian Watt in New York City. I'm here for a Real Estate Conference for a few days. I'm freezing I'm on patio of my hotel room. But one thing that's very apparent when I came to this conference is how Vancouver is doing so well and how we've kind of isolated ourselve from the rest of the world maybe because it's the Olympics I don't know but it's very obvious when I talked to the other realtors. How much of the difficult time they are having in all different areas. And it's not just the small towns too, I'm speaking to some people here about Manhattan and how many commercial spaces and retail spaces are for list. It's unbelievable I haven't seen Manhattan looked like this. Just for example when you look across the street, the building there the first four floors they are not occupied. We got an couple occupied floors and then we got 1,2,3,4. Four floors that are unoccupied again. We'll go up a little bit higher 1,2 and then 1,2,3,4 are unoccupied but that is so untypical of what we've seen in Manhattan right now. Right in Downtown, Uptown everywhere. It doesn't matter retail spaces or unoccupied. Very indicative and I don't know how Vancouver survives so well but I'm happy, very appreciative of how the economy has been in Downtown Vancouver.
