Ian Watt: Hi Good Afternoon its Ian Watt in Downtown Vancouver. If you're thinking of buying a place in Downtown that's a strata property that has commercial space down below. It's very important to dig very deep and find out exactly what kind of zoning they have and find out what businesses can go in there because it would be really terrible if two years down the road that nice little bakery that emanates all that nice smell in the morning, that coffee shop goes and then they have a nail bar that stinks up the place or a Kenny Rogers chicken with the flashing sign in the window that will be a little unfortunate and it would be very difficult to sell your strata unit after that, so it's very important to dig deep on the mixed use, if there's commercial plus residential within one strata. You find out also how can they vote and how those two strata's work together very important things to think about if you're buying a condo in Downtown Vancouver. My name is Ian Watt.
