Give Your Head a Shake, What Are You Waiting For?

Ian Watt video blogs about the owner of a property that Ian and his client are interested in writing on. However, because of her unrealistic expectations, the owner refuses to counter. If you want to oice your opinion or if you don't care for Ian's comments please email your feedback to ianwatt@ianwatt.ca and visit http://www.ianwatt.ca/RealEstateVideos for all the Ian Watt Real Estate Video Blogs.

Ian Watt: Hi Good afternoon, It's Ian Watt in Downtown Vancouver. I have written a couple offers on same property. It's written in couple times on the same property and it's ridiculous what's going on here. This lady has had this property. Talking about the owner not the realtor. I feel sorry for the realtor but the owner has this property listed a couple a hundred thousand dollars above assessed value and then she brought it down. It's been listed four times. Slowly getting down to the price point that we think is reasonable to offer at. We finally get to that point, we write a couple offers. She won't reply coz' she think a low-ball however there within couple percent of her asking price. I guess she think it's gonna go in the multiple offers and go over. But I got to tell you the market from $600,000 and over is not like $400,000 and below market. Thinks are not going on multiple offers. Things are not selling like that in some areas in the luxury condo market in Downtown Vancouver. It's still in need of the correction in some areas. So I don't know if this person is just brain dead or totally re-informed. I don't know what it is, but I really feel sorry for her realtor. Because she is totally unrealistic. There are so much strata now in Coal Harbour, in Downtown, in Yaletown, West End to know what things to be selling for and if you don't want to sell for market value, you take it off the market. My name is Ian Watt. You can always email me at ianwatt@ianwatt.ca . Thank you very much and have a great day!
