$2000 per Square Foot in Vancouver? Possible, But Hasn't Happened Yet

Ian Watt: Hi good afternoon everybody it's Ian Watt. Just driving around Downtown Vancouver just heading down Georgia Street to pick up some documents from Vancouver condominium services. Now I'm just on the mls this morning looking at luxury properties at Downtown Vancouver for one of my clients and right now there are 70 properties in Yaletown, Downtown, West End and Coal Harbour for sale. That were over two million dollars and up those 70 properties for sale there are 11 for sale that over 2,000 dollars per square foot. Now the interesting thing about that is that if you look at the sales this year we haven't even seen anything on the mls over 2 million dollars that has sold for over 2,000 dollars per square foot. The highest that we've seen this year is 1,720 dollars per square foot and now it's on the Waterfront in Coal Harbour. So if your asking over 2,000 dollars per square foot for your luxury condominium in Downtown Vancouver you better be a highly customized roof top penthouse single unit with a huge outdoor space or on the Waterfront or something because if your asking that price we haven't even seen it so if your out there looking for a properties don't be intimidated by that 2,000 square foot asking price because nobody's seen that dollar yet this year.
